VERMONT REAL ESTATE BUYER BROKER SERIES – PART 2
FROM ACCEPTANCE OF AGENCY TO DUE DILIGENCE AND SELECTION OF PROPERTY
This course has been approved by the Education Subcommittee of the Vermont Real Estate Commission for four (4) clock hours for activating or renewing a real estate license in Vermont. This is an elective continuing education course. Level of Study: Intermediate, appropriate for Brokers and Salespersons
LEARNING OBJECTIVES
* To review initial steps usually taken by a buyer broker after the firm is hired
* To discuss best practices and due diligence for buyer brokers in general
* To review specific practices and due diligence which relate to Vermont buyer broker practice
METHODS OF INSTRUCTION
This is an integrated course designed to cover both general and Vermont buyer broker practice. It is a sequel course to “Part 1” and is designed to precede other Parts to be written and offered at a later time. The course is co-authored and co-taught by an attorney-educator experienced in real estate transactions and an experienced buyer broker practitioner. Methods of instruction include small lectures, question and answer between the instructors with the attorney interviewing the broker about her experiences and best practices, and class discussion through hypotheticals, discussion topics, and challenging questions promoting interaction between the participants and instructors. The instructors may provide differing points of view and invite participants to help decide the issue(s). The outline for this course is somewhat unique in that it includes 20 text boxes which are set up in “presentation style” both to assist the participant in following the instructor and to provide more detailed information when necessary. This course is appropriate for the intermediate as well as the experienced licensee. This course is suited for private offerings to small groups and single firms, as well as larger groups. In the smaller offerings, classroom style instruction will be in roundtable format. Audio/Visual Aids not used.
COURSE CONTENT
Hour 1: Introduction, Revisiting the Super Buyer Theory, Revisiting the Business Model, Search for the Target Property; Hour 2: Questions to Ask During the Search for the Target Property; Hour 3: Due Diligence After a Target Property is Identified; Hour 4: Continue previous topic; A Discussion of Practical and Compensation Issues.
COURSE MATERIALS
Participants receive a comprehensive bound course outline containing 20 “presentation style” text boxes and five page list of questions to consider asking the listing broker or unrepresented seller. The text boxes are designed to add supplemental material for later reading. There is no separate textbook.

Instructor: Randall F. Mayhew, Vermont Attorney, Adjunct Professor of Law at Vermont Law School, longtime instructor of real estate professionals and law students regarding real estate transactions, and practicing attorney dealing with many real estate transactions
Second Instructor: Lynne M. LaBombard, GRI, ABR, C-CREC, practicing exclusive buyer agent in the Upper Valley of Hanover and White River Junction, licensed to practice brokerage in both New Hampshire and Vermont, former principal broker and trainer, long time speaker and panelist in the field of buyer agency and other brokerage issues
Fees: General classroom offering: $85. Provider reserves right to cancel classes with fewer than sixteen persons pre-enrolled. For private or group offerings the fee is negotiable depending upon the number of participants, whether outside participants are allowed, timing, and provision of classroom space and enrollment assistance.
